Kokoda’s Teneriffe transformation of riverside site into residential riverfront mixed-use community precinct.
Teneriffe’s Industrial Riverside Sands site is to be transformed into a residential, retail, food and beverage precinct with public open space, a revitalised community hub and leading hotel under plans being prepared by Kokoda Property unlocking a rare development opportunity that is never to be repeated.
The 17,612 sqm site of a sand and gravel business for the past fifty years has more than 220m river frontage and was sold to Kokoda Property in May this year for an all-time Brisbane record price upwards of $100m. The industrial use has previously been a barrier to riverside connectivity and the community.
The project will create a new riverside destination, offer neighbourhood experiences, housing options with apartments, and warehouse style lofts, creative co-working spaces, hospitality, retail and contribute to the overall vibrancy of Brisbane river’s edge in Teneriffe. The development will also continue to support the local community with upgraded public amenities and a brand-new purpose-built Community Hub.

Kokoda’s vision for the site comprises three buildings, incorporating approximately high-quality residences and wool store-style “lofts” targeting owner occupiers, a boutique hotel, a large riverside plaza, extended riverwalk and laneways throughout with lively public places complemented by retail, cafes, and restaurants – all enhanced with landscaping and design well suited to Brisbane’s sub-tropical climate.
Designs are a collaboration between leading architects Cottee Parker, Interior Architects Carr Design, and Urbis Town Planning and Landscaping, will ensure the development leans into the cultural fabric of Teneriffe whilst creating a sought-after address for residents and the community.
The development will be enhanced by generous landscaping throughout the site and will retain mature fig trees and mangroves local to the area making the destination easily accessible and inclusive with Kokoda generously providing over 2.3 acres back of the site area as open space to the community.
The extended riverwalk will improve active transport connectivity for walkers, cyclists and other modes and the new laneways provide links through the site to the ferry terminal and CityGlider bus stop. Additionally, a further pathway will be provided for public access on the site’s northern boundary, connecting the newly extended riverwalk back to Skyring Terrace.
